Hard Money Loans often referred to as Private Money Loans provide borrowers with the capital they need to purchase investment properties. Hard Money Loans are designed to be underwritten, documented and funded much faster than traditional Lending institutions are capable of. Private Money is available for adequately collateralized loans on single-family residential houses and other Real Property including commercial projects. TC Capital specializes in After Repair Value (ARV) Hard Money products for non-owner occupied purchases, refinances, commercial, short sales, on-line auctions and REO properties with the ability to close quickly.

TC Capital’s Private Money sources provide short term financing ranging from $100,000 to $1,500,000 when traditional lending sources are unavailable, too slow or too costly. These Hard Money short-term loans are used for both non owner-occupied residential and income property for the purpose of acquisitions, flipping the collateral, seasoning the property for permanent financing, or providing cash-out. Additional collateral can be included to support the subject loan if necessary. These Hard Money loan transactions are less costly than equity partnerships, more flexible in underwriting the collateral and borrower than traditional lending institutions, and much quicker to close.

Getting Started

It can be as simple as providing an address with the purchase price & rehab costs or you can forward an entire package. We will generate an LOI based on the best loan available for you with all fee’s and the terms and conditions for your review. Once the borrower agrees to the terms of our LOI we move into action and typically fund 14 days from the receipt of all requested information or sooner.
